How the work is run
Four functions carry every project — acquisitions, dispositions, construction and property management — and the discipline that keeps them profitable is unglamorous.
Scope the property before pricing it. Price the scope with real trade numbers. Price the hold honestly. Price the exit against the buyers who actually exist in that submarket. Then, and only then, decide what you can pay.
Reverse that order and the scope quietly shrinks to fit the price you wanted, and the difference comes back as a change order two months later.
